More than 250 apartments proposed for McDonough
5th District Councilmember Stephanie Lynch hosted a Zoom presentation last Tuesday, April 30, regarding a requested Special Use Permit (SUP) for the old trailer park property at 2201 McDonough Street. The developers are seeking the SUP because existing zoning doesn’t allow multifamily housing on the site.
The proposed development is a mix of approximately 262 1-3 bedroom units, with the exact ratio to follow a market study. The apartments will be affordable at the 60% AMI threshold, with a tenant paying around $1,100 for a 1-bedroom apartment.
The general design plan shows 3 buildings of between 3-5 stories, with the largest building north of McDonough Street and 2 smaller buildings south of McDonough Street. A storm water management pond and a dog park are shown adjacent to the northernmost building. Vehicular access will be via McDonough and 22nd Street. A sidewalk connection will run from Semmes through to McDonough and along 22nd Steet. A green area with added street trees is shown between the development and Semmes Avenue.
The billboard on the property will be removed.
An amount of parking has not yet been specified, though the there will likely be 1.2 parking spots per unit.
The developer of the project is Nashville’s Elmington Construction, “a full service, residential & commercial general contractor and construction management company.” Wildhorse Flats in Austin, Chestnut Flats in Chatanooga, and Archdale Flats in Charlotte were presented as exampled of the company’s design style.
